Rumson Retreat in New Jersey

Set within a serene four-acre coastal property in New Jersey, the Rumson Retreat reinterprets the enduring stone bank barns of Pennsylvania through a contemporary architectural lens. Conceived as a recreation barn for a young Manhattan-based family, the design blends rustic materiality with airy and considered family living. Rooted in the homeowners’ love of tennis, travel, art, and gathering loved ones, the barn centers around a private outdoor tennis court and creates a lively yet serene estate that feels as comfortable hosting spirited matches as it does welcoming quiet moments of rest.

Taking cues from the landscapes of the Tennessee mountains and European travels, alongside the Pennsylvania vernacular that first informed its conception, the barn’s exterior weaves traditional proportions with sleek clarity. From its massing to its material palette, the architecture strikes a balance between heritage and refinement—evoking earthy authenticity. Designed with adaptable interiors that blur the line between inside and outside, the Rumson Retreat enriches the existing estate with a purposeful yet inviting addition that serves both daily life and celebration.

Approaching the barn, a grand entry foyer sets the stage for discovery. Anchored by a floating stair set before a natural stone wall, this transitional area introduces the primary volume—a dramatic two-story, 25-foot-tall great room. Here, a towering double-height stone fireplace becomes the focal point, flanked by walls of glass that dissolve the boundary between interior and garden living. A custom dining table for twenty reinforces the room’s role as a place for shared holidays, family gatherings, and convivial conversation. Above, a lofted bedroom with a timber frame ceiling overlooks the Great Room—a cozy nook for sleepovers, gaming, or quiet reading.

Adjacent, the kitchen offers a more intimate counterbalance. With lower ceilings and dark, rich finishes, it exudes warmth and tactility. A generous island with seating for six encourages casual mornings and lingering evenings alike, while subtle gold inlays in the stone provide sophisticated definition between environments and surface planes.

The Retreat seamlessly transitions outdoors, extending into a collection of interconnected terraces that open onto views of the tennis court and surrounding estate. A steel and timber-framed pergola shades a covered terrace that steps down toward the tennis court, a built-in fire wall offering comfort in cooler months, and unobstructed views of play.

A suite of specialized spaces enriches the barn’s recreational program. The spa captures a sense of calm rejuvenation with tailored materials and features a dry sauna behind switchable smart glass. This sanctuary opens directly to a Zen garden with a prized sculpture, allowing movement between the contemplative indoors and the restorative outdoors.

Beyond the barn itself, the landscape—articulated in collaboration with the landscape architects—weaves formal and natural systems into a cohesive whole. A greenhouse, vegetable garden, native plantings, and pollinator-rich flora cultivate life across the property, while garden terraces frame settings for play, reflection, and rest. At its core, the Rumson Retreat is more than a recreation barn; it is a place where architecture and nature harmonize, where family gathers, and where everyday life unfolds.
